My wife's father recently died. Her father and mother owned a house together in Black Hawk County, IA - no mortgage, free and clear. Both names - father and mother's - are on the deed. Is there anything the mother needs to do at this point - Does the deed pass to her in full automatically? Will the deed have to be probated? What type of fees might she expect?

If the deed was in Joint Tenants with Rights of Survivorship then most likely nothing has to be done.
