Insurance Regarding Unpermitted Rentals - Liability

Looking to buy a property in California with 2 rentals houses. Both permitted.
There are also 2 trailers that are rented with long term tenants - 11 and 21 years.
I want to insure against disaster. I am not concerned about the value of the trailers in a fire or??? But I am concerned about visitors, trip and fall type liability. Also tenant personal property or injury in case of fire or whatever that I might be considered liable for.
I was told that a "personal umbrella policy" would cover this kind of liability.
True or???
Looking for best way to protect myself. But willing to take "some" risk.
All positive advise appreciated.

You should have proper insurance on the property to cover liability.
