If tenant agrees to give 60 notice, does the california law recognize that?

We are agreeing to give the tenants there last month free. I dont want them to hand me a 30 day notice on the day the rent is do and expect that month to be free. So on the lease agreement we have agreed to have the tenant give a 60 day notice with the 1st month being paid and the last month free.

I need to know if this is legal under Califonia State Law.
