I got this letter form a home I sold 2 years ago

I got this letter from the buyers who bought my house 2 years ago that says "failure to disclose to him defects in the property which he was not aware when he purchased the property"

1. Major defects in the concrete slab and foundation of the house which would have future major adverse effect on the structure of the house and the use and enjoyment of the house.
2. The house and neighboring houses had been build on land which had been used to pasture cows, the soil had not been properly treated or corrected...
3. The soloar water heating system on the property leaked and did not work.

They are asking to participate in mediation of his claims before commencing arbitration of the claims.

What do I do with this. Do I hire a lawyer? This is crazy its been two years and in California and he is complaining about things that his home expections never found. Please advise.
 
what usually happens? Can I expect this to get very expensive? The lawyer i contacted is $300.00 per hour, is this typicall?
