You don't. One cannot be "removed" from a deed, and there is no way to compel someone to relinquish an interest in real property in the absence of legal wrongdoing. Also, there's no such thing as a "quick deed" (I assume you intended to refer to a quitclaim deed).

Unless you can come up with the money to buy him out, your only option is likely a suit for something called "partition" (i.e., a court-ordered sale). I suggest you consult with a local real estate attorney.
