Full Disclosure of Property by Agent

I bought a new house almost 2 years ago. One of the primary reason that we bought the house was because of the large yard. We put up a 6 foot privacy fence. Now it turns out that there is a 30 foot water flowage easement at the back of our yard and we have to move are fence in leaving us a very small yard. We were not told there was a easement when we bought the house and would not have bought it had we known. Do we have any rights to take action against the real estate company that listed the house and sold it to us?
 
Maybe and maybe not but the SOL may be close to running out. Usually the agent is protected through the contract with the owner and you are suposed to do your due diligence. Have you contacted your owner's title insurance company? Is the easement shown on the survey or in the deed description?

You can take all of the paperwork to an attorney for an opinion.
