I hired a realtor to do a short sale of my home to avoid foreclosure and the realtor/realtor company let the home foreclose anyway, but it had 6 months to work on the short sale. Do I have a legal course of action I may take?

No. Hiring a realtor is not a guarantee that your property will be sold (specially in the marketplace we are in today!!!). You should have continued trying to make the payments while the house was being offered and you could also have approached her if you were not happy with how she was handling the sale of the house and asked for the rescision of the contract.

The realtor does not have the power to force the mortgage company to accept a short sale. This is an easy way out and the banks lose their butt from this. Why do you think the housing market is so terrible? It is up to the lien holders to accept it.
