Ending Realtor Contract early - I am seller

Long story short... Signed a 6 month contract... Realtor misled me into believing this was "standard" and that it did not matter because my house would sell within a month.. Needless to say the market has not been good. I have lowered price 2 times and still nothing. I am in an adjustable loan and can not refi until house off the MLS... I have asked him to release me and he said he would if I refinanced and rented the property out through him. I already have a broker and am not sure I want to rent.. if I do I will do it alone.. I dont need to pay anybody else for this.. My mortgage is due to adjust up another $400 next month.. I can not afford it. Any ideas?
