Cosign without cosigners?

My friends and I are currently looking to find a house to rent off campus, however many of the houses in our area do not accept cosigners. This poses a major problem for us because of the four of us, two have jobs-but they are only part time. So, if a landlord were to look at our credit reports the four of us can not afford a house-technically. However, we are all full time students and our parents will be paying the rent for us. Is there a legal way to have our parents rent the house instead of having them down as our cosigners even though they would not be the ones living there? Does it then become an issue of subletting? We are in a jam because so many of the places do not allow cosigners in the area but we don't make enough money on our own. Any ideas would be appreciated. Thanks.
