Compensation for use of easement in Texas?

We own a 4.5 acre residential lot in SE Texas. A developer of a small neighborhood behind us needs to tap into the city sewer line and in doing so has to cross a small piece of our property in a utility easement. He wants to meet with us and have us sign an agreement that allows him to do that. Several people have said the developer should have to pay us some sort of compensation for encroaching on our land to develop his neighborhood. Are they correct and should we consult with an attorney before signing off on anything? Thanks.
