We purchased a new home and have vacant lots next to us. 2 of them are zoned commercial and 2 of them are zoned residential. Someone wants to purchase those 4 lots and put a car wash on it. There is going to be a meeting to try to get the reamining 2 lots rezoned to commercial. THe car wash would be right next to our house. We don't want it by us at all. Is there any legal action we can take. Is it considered nusisance or decrease in property value. We also have 2 small children that we don't want to wander over there not to mention the added traffic.

You should attend the meeting and address your issues. If you make your point on the grounds that your property may deflate in price and the addad traffic not to mention the noise, I am sure you have grounds to oppose the planning issue. If not you may have to seek legal advice. It is fundemental you have considered all aspects of negotiation before you enter the legal route.
