Can a collection agency place a lien on my co op??

Last August we fired an apartment renovations contractor for negligence.The job was incomplete and our apt sustained damages. We hired another contractor to finish it. We're now disputing the invoice sent on January 21st, by the first contractor

Today, we received a letter saying if we do not pay in full in the next 10 days, our file will be turned over to a collection agency which will lead to a lien being placed on our property, affecting our credit rating and the credit rating of the cooperative in which we live.

IS THIS TRUE? IF so, How can we protect ourselves against this?

We believe we have a zero balance because we spent in excess of the amount due to finish the scope of work in the original contract. He maintains we owe approx $13,000.
Also, there were 2 "Additons to Contract" statements, neither of which we signed, one dated last June and the second dated December 21st, which we saw for the first time in January 2005 when it was sent with the demand for payment.

Any relevant information would be very much appreciated.
