Breaking a lease agreement

I signed a two year lease on a building to occupy as a church. I asked the real estate agent if the property is zoned for a church and he said yes, so I went ahead and signed the leasing agreement. The lease said renting as church offices. I mentioned this to the manager but she said no big deal we know that the space will be used for church/religious activity. I went to the Regional building dept to complete a certificate of occupancy but was denied because the building is not zone or coded for a church. 3 months of paying rent and unable to occupy the building because of this. Can I legally break the lease? and have our money returned? The manager is now saying that she did not know we where renting the building to conduct church/religious activity.
