We have owned recreational property for 20 years. New to the cpmmunity, we used our neighbors property lines as ours. It worked well for all until one neighbor sold. New owner measured off their neighbors survey pin and we have lost 5', leavi g us a few inches of path between our property to walk. He pulled out my plants and built a wall without speaking to us in advance. Is there anything we can do since weve owned here 20 years? Thank you Paula

You MIGHT have a claim using the theory of ADVERSE POSSESSION.

You can read about adverse possession in WA state, and then meet with a couple of property lawyers in your area.

Usually the first consultation will be at no charge.

You might also have a constructive easement due to your access and use over the past 20 years.

You might also wish to research "adverse possession" and "constructive easement" in WA state as you prepare to meet with the lawyers.

You should also review your deed, as it might already address the issues of easements in its wording.

Let us know what develops, as we're always curious about what happens with the issues people post.
