A friend has a joint tenancy. Roommate is dirty and refuses to clean anything.
Lease is 12 months and up in Oct\Nov. friend went to landlord and offered to pay cancellation penalty - landlord refused and said to discuss with her roommate. I understand the landlord wants to keep both on the hook. Roommate has a bad credit history and claims she cant get a place on her own.
Now the question. If my friend moves out and pays the early termination fee to the leasing company, 1. Firstly can she do that without roommate consent? 2. Can the roommate sue my friend for the rent personally, even though she paid the landlord? 3. If the roommate finds more expensive accommodation, or it costs her more as a sole tenant, can she recover the difference?
