Can a landlord legally serve a tenant that is late on rent and has already given them $100.00 of the rent owed a 72 hour eviction notice? This tenant is not even a month behind or even a full month late.
 
What you've received isn't an eviction notice.
Read EVERYTHING on the notice very carefully.
It's simply a request from the LL asking you to leave.
Pay your rent and fees in full, get a receipt, and this'll likely be squashed.
 
If the rent is one day late the landlord can begin the eviction process.
This process begins with a written notice to the tenant to pay up or get out. This is the notice your friend has received. If your friend does not do one of those two things then the courts become involved next.
