The trust was revoked BEFORE the property was transferred out of the trust? Yikes. Lawyer time.

What am I entitled to if tenant doesn't carry out full term of lease?

Please keep all your related questions to this thread to avoid parallel discussions. I combined your posts and deleted the other one. A landlord's duty to mitigate is addressed in 55.1-1251: https://law.lis.virginia.gov/vacode/title55.1/chapter12/section55.1-1251/ Basically, fail to...

    Duties of the Executor language

I suggest having a lawyer create the will. That provision is likely unenforceable as the tax and probate laws are likely to override it. Besides, the phrase "to the extent possible" gives the executor an out because it won't be possible to avoid liquidating estate assets to pay taxes that the...

Landlord charged me more than legal security deposit

Yes, he can just get away with it. You let him get away with it by agreeing to it. The time to resist it was before signing when you had the opportunity to walk away. Did you even point this out to the LL before signing? If so, with what results? As a practical matter, what you can do now is...

    Revocable trust, property with lien

No, the trust eliminates the need for a TOD deed, and vice versa. Nothing needs to be "worked out" with the lender. The lender has no say in the matter. Read the section that TC provided. They are getting more and more popular as states continue to enact legislation allowing them.

Wearing sports Jerseys such as NFL in videos?

Depends on the purpose of the videos. What's your purpose? And will you be trying to make money? As for imitations, they are likely already infringing.

Yep, playing with a 51 card deck. Elevator doesn't reach the top floor. One sandwich short of a picnic. Sharp as a marble. Somewhere a village is missing their idiot. My mother used to say "When God gave out brains you thought they said trains and asked for a slow one."

    Revocable trust, property with lien

No need for anybody to bother with that voluminous google search. The answer is yes, life insurance pays for suicide as long as the suicide occurs beyond the duration of the suicide clause, typically two years from the effective date of the policy.
