I've been renting a commercial property for the past 10 years in NYC without a lease and now the landlord wants me out presumably to rent @ a higher rate. Can he evict me? What can I do to stay the eviction? or what are my rights in this situation?
 
Have the proposed lease reviewed by a commercial RE attorney. Your LL may well be wanting to re-fi the building and the lender is requiring the lease.
