Does this rental agreement seem odd to anyone?

I have been talking with a potential landlord through Craigslist and she sent me this rental agreement through email:

agree to rent the south west bedroom @ XXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXX (hearafter "Land Lord / Mgr").


I understand that the rent (550 is non inclusive of internet access fee - 25 or 200 non refundable cleaning repainting fee) is due the last week of the month and late on the first.

late pmt of rent is immediate cause for removal from the residence as i do waive my rights under CA Civil Code section 789 and and furthermore aknowledge that my personal belongings (after being removed from the residence) shall be stored on the premisis @ the rate of $100 a day: these fees being paid to the land lord/mgr (by me) for a period of 3 days after which i do understand that my personal property will be aknowledged as abandoned (by myself) waiving my rights under Ca Civil Code section 1951.3; allowing the land lord to dispose my property in any way he sees fit.

furthermore i understand that (at the land lord/mgr discretion) any disturbance (i.e. domestic - violence or argument, criminal activity, drug use or civil disturbance) within the the residence shall constitute cause for immediate removal (eviction) inclusive of my personal property persuant to the above cited provisions of this agreement (para 2) as i have waived my rights under Ca Civil Code 789 and 1951.3.


APPLIANCES - I do aknowledge that other than a computer, small tv and personal fan - that any appliances (window a/c, refridgerators, space heaters microwave, hot plates - thers is no cooking outside the kitchen or home stereo) will not be brought into the residence for any reason and shall be removed from the residence immediately under penalty outlined above in paragraph 2.

SECURITY - I do agree to notify land lord/mgr upon either leaving or returning to the residence by telephone (prior to either leaving or returning).

CLEANINESS - I do agree to maintain my quarters in an clean orderly manner and clean up after myself in the common areas inc bathroom.

FACILITIES - I agree to provide 24 hr notice prior to using the washer dryer and (when weather permits) hang clothing in my closet to dry

MAIL - I will neither recieve mail nor list a "change of address" to the residence known as XXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXX



i undertake this agreement of my own free will this date:

Why wonder about agreements you don't understand?
Why ponder if an agreement requires you to waive rights you fail to specifically understand?

The easiest thing to do, is avoid anything that seems onerous.

If I were you, I wouldn't rent a room from someone you know nothing about.

I would never rent or buy ANYTHING advertised on Craigslist.

Do whatever you can to avoid renting a room.

You are better off renting a small apartment, or studio living unit.

You can read the issues adults have with roommates by perusing this website, or many others all over the internet.

Adult roommate situation have a poorer track record than do marriage failures, which exceed 50% annually.

Avoid giving someone you know NOTHING about your social security number, drivers license number, CDL, date of birth, checking account information, and cash!

Reality check: Weird. Complete nutcase. In addition to everything else, making an appointment to do laundry? Hanging your clothes in a closet to dry? You are not allowed to own your own appliances?!

Anything contrary to California law is unenforcable.

And the LL doesn't want a change of address filed with the PO? And tenant has to call the LL when coming/going? This is a seriously sketchy rental agreement.

I disagree. The prospective LL knows exactly what he's doing in that he's trying to prevent there being any claims by the tenant of actually being a tenant. The LL isn't crazy, just your common crook.
 
If some sucker were to agree to this it is reasonable to assume that person would just scamper away after getting fleeced.
There certainly are lots of suckers out there who are hard up for a place to live and eager to give away their cash.
