ASAP Can I get out of lease?

Hello everyone,

Here is a quick overview of my situation.
I have rented a 1 bedroom apt from somebody I know and have signed a 1 year lease.

When i rented the place, I was told that repairs had been made and paint was patched up.... it wasn't. I had to repaint a full wall and touch up all of the others (spackle, sand, paint) and with everything else going on in my life... I'm still not done!

I was told I would have a stall in a "garage" to park, but the landlord has created other parking spots that block entrance to the garage. He says he has told the other people to "pull up" so I can get in but they don't and even if they did once, it's very likely I would get blocked in. I don't want to have anyone towed because it's not really fair to the other people either.

When I rented the property, there was a "for sale" sign in the yard. Landlord said it was for another building behind mine. 1 Month later, a realitor shows up at my door (unannounced since she didn't know i moved in) to show the 4-5 unit building. I called my landlord right away and he said that he had sold the other building but was required to uphold the contract until the end of the month to show the rest of the buildings. That was last month. The building showed up in this weeks ad... I called the realitor and she couldn't tell me how long the contract was for but we basically agreed that my landlord was lying to me

My Neighbors said there is lead based paint (I haven't tested yet), in fact, they said a former tenant called the health department who tested and came back with positive. My landlord signed a paper stating he didn't know of any lead based paint and had no papers on it...

I have already payed my deposit (first and last months rent)
There are a few other small things...

Can I get out of this contract? I want to move to a different apartment where I won't have to deal with so much.

I'm sorry this is so thrown together but I have to get to class!

Sorry to hear. For the most part I would say you can't just walk away from the lease. BUT if there is lead based paint, you want to give your landlord notice before moving out. Send a copy of the report and state that the landlord must remedy the condition within 7 days or you will be forced to move. You could withhold rent and use the security deposit if need be while looking for a new place. If there is evidence of lead paint the landlord will probably not take you to court for the obvious reasons and, if he did, you might win. This way I'm suggesting will probably be the least hassle. When do you hope to move out?

Really, what I want is to move somewhere else. My landlord is a jerk and can't handle his job (I know him and his wife on a personal level and won't get into that here) but I was reading up on the lead-based paint laws and I was hoping I could confront my landlord and tell him what I know but that I do NOT want to take him to court or get him fined. I do NOT want him fined. I just want out of my lease

Then prepare a short agreement in writing where the landlord agrees to a mutual termination of your lease by a certain date, that you get your deposit back (or it has been used) and that there are no other outstanding requirements of the tenant and that the premises has been returned in the same condition as rented and no deposit money need be used.
