We have a typical storall (storage unit) rental business. Many clients do not pay. What are the proper procedures to foreclose, potentially sell the property, regain our unit and revenue?
 
Do the clients sign a contract when they rent a storage space from you? If so, does the contract address the steps as to what will happen if they do not pay their fees?

Depends on what type of rental units they are. If they are Mini storage as in 10x10 units for only storage no business zoning you can overlock the tenant put an ad in the paper and auction the stuff. If the units are commercial units rented for business and storage you have to evict the tenant then bring a suit for collection of nonpaid rent. The judge will tell you what you can do with the tenants belongings. Most of the time there is only junk that isnt worth much. I'm not an attorney maybe you need one.
