Update: My husband sent a couple emails explaining the flooding, along with a couple other issues. They ended up waiving the charges and will be refunding our deposit. I was surprised but happy about it. Thank you for the advice.
According to TN law, it says two things:
(a) All landlords of residential property requiring security deposits prior to occupancy are required to
deposit all tenants' security deposits in an account used only for that purpose, in any bank or other
lending institution subject to regulation...
I recently moved out of my apartment after 13 months. Just got a bill from former landlord for $275 for damaged carpet. The actual damage charge is $575 and they are keeping my $300 deposit.
