Tenant moved out and stopped paying rent. Can I re-rent property?

Tenant moved out in May. Lease does not terminate til Sept. 15. Tenant said they'd continue to pay rent. I asked if they'd be open to me trying to rent property early. They said yes. Last rent check I received was June 1.

I'd rather count my losses and move on. Can I re-rent the property and just send them a letter saying since they stopped paying rent I re-rented the house and am terminating their agreement?

As long as the tenant is paying you should not rent the property.
Since you did not receive payment for July you should attempt to contact and verify the renters intent, but if they completed vacated and aren't paying you can probably safely consider it abandoned and re-rent it.
You will be SOL if you later try to collect on the tenant for vacating early. The tenant had agreed to pay the remainder and you essentially let them off the hook. In fact, it seems you have already let them off the hook and likely have no chance of collecting anything further from that tenant.
