Breach of contract from my roommate
I have a roommate that had a verbal contact that she was not to have any one over between 11pm and 8am & absolutely NO PARTYS. Roommate decided to throw a party while I was at work which resulted in property being stolen from the house valued at $3,000.00.
The roommate wasn’t the theft but I feel was a proximate cause because she had a duty and breached the contract, which has damaged me. I have three witnesses that the roommate had a agreement with me.
Is there a way to recover under these circumstances? And would I file this under breach of contract or some other type of tort?

verbal contracts are extremly hard to prove,was it an apt.? do you have insurance?
