Unregistered Landlord

Hi, I recently found out that my landlord is not registered with the city because he is asking for cash payments of rent. He did however, have me sign a lease which I have to now get reviewed. I learned that he is not registered when I called the city about their heating minimum as he won't keep it at the city level of 68 degrees. He has broken the lease in ways I can't prove, such as giving me notice to enter and not providing the 7 day checklist.

My question is - if he persists or gets worse, does his being unregistered invalidate our "lease" or is he still bound as I am?

PS: If the lease is invalid, and he registers, am I bound by the old lease?

What's your jurisdiction?

His failure to register probably renders him liable to a fine or other penalty but does not invalidate your lease.
