Lease early termination

My current lease has three sections that refer to the end of the lease:


2. The term of this Lease will be from Dec. 2007, until Dec 2008.

12. If the Tenant remains as tenant after the expiration of this Lease without signing a new lease, a month-to-month tenancy will be created with the same terms and conditions as this Lease, except that such new tenancy may be terminated by 30 says written notice from either the Tenant or the Landlord.

15. This Lease may only be terminated by 30 days written notice from either party.


My question is does this last section give me an out to terminate the lease by giving 30 days written notice before the end of the lease term on Dec 2008? I would like to end my lease a few months early.

BTW, this is in California.
 
Yes

As per stipulation, Yes you can terminate the lease by giving 30 days written notice before the end of the lease term.
Validity of the stipulation is outside the case-
